Lofthouse Residences has acquired a prestigious new development site in the heart of the historic city of Cambridge. This latest project underscores our commitment to luxury and sustainability with the construction of eight neo-Georgian houses that combine classic elegance with cutting-edge sustainable technology.

A perfect blend of tradition and modernity

Cambridge, renowned for its historic architecture and prestigious university, is an ideal setting for Lofthouse Residences’ latest venture. The development will consist of eight neo-Georgian houses, each designed to reflect the timeless style and elegance of the Georgian era while incorporating modern amenities and sustainable technologies that cater to the needs of contemporary living. The neo-Georgian style, characterised by its symmetrical design, brick facades, and classical proportions, will provide a wonderful accompaniment to the rich architectural heritage of Cambridge. From the high ceilings and large windows that flood the interiors with natural light to the carefully selected materials that ensure both durability and luxury, every detail of these homes has been meticulously planned and will be expertly crafted.

An exclusive and private oasis in the heart of the city

One of the standout features of this new development is the large communal pond and recreational area that will serve as the centrepiece of the site. This private, tranquil space is designed to offer residents a peaceful retreat from the hustle and bustle of city life. The pond, surrounded by lush landscaping, will not only enhance the aesthetic appeal of the development but also provide a habitat for local wildlife, fostering a sense of connection to nature.

The recreational area will include a pond, beautifully landscaped gardens, walking paths, and spaces for outdoor activities, encouraging a sense of community among the residents. This thoughtful integration of green spaces within the development reflects Lofthouse Residences’ commitment to creating environments that promote well-being and a balanced lifestyle.

Sustainability at the core

At a time when environmental responsibility is more important than ever, Lofthouse Residences is proud to lead the way in sustainable luxury living. The entire development will be fully renewable, with each home equipped with state-of-the-art sustainable technologies. Modern methods of construction are used throughout, including the extensive usage of thermally efficient Insulated Concrete Forms (ICFs). These features not only reduce the carbon footprint of the development but also offer long-term savings on energy costs for residents.

Furthermore, the use of locally sourced materials and environmentally friendly construction practices will ensure that the development aligns with the highest standards of sustainability. Lofthouse Residences’ commitment to renewable energy and sustainable design sets a new benchmark for luxury developments, demonstrating that environmental responsibility and luxury can go hand in hand.

Elevating luxury, the art of building on an exclusive riverside plot

In luxury home construction, setting foundations next to a river on a floodplain presents some unique challenges and opportunities. At one of our latest developments in an exclusive plot in Buckinghamshire, a beautiful contemporary luxury residence will be poised elegantly on precision engineered concrete columns, showcasing our commitment to modern construction techniques.

Understanding the terrain
Floodplains, by their nature, are dynamic environments. Building here requires a deep understanding of hydrology and soil mechanics. The primary concern is the soil’s ability to support the structure, especially during flooding events when the water pressure and soil saturation can vary dramatically. To address this, our talented team conducts comprehensive geotechnical evaluations to assess soil stability and composition. This ensures our supporting temporary works are designed and installed as an ‘invisible’ layer within the construction process ensuring the foundation is not only stable but also capable of withstanding the unique pressures of a floodplain environment.

The role of concrete columns
Elevating a home on columns is a time-tested method to mitigate flood risks. However, integrating columns into luxury home design while maintaining aesthetic and functional integrity requires precision engineering. Our concrete columns are designed to be both structurally sound and visually appealing. They elevate the residence well above the highest recorded water levels, ensuring safety without compromising river views and aesthetics.

Modern methods of construction
Our approach to construction is rooted in modern methodologies that emphasize durability, efficiency, and sustainability. We utilize high-performance concrete for the columns, which offers enhanced strength and longevity compared to traditional mixes. This type of concrete is specifically engineered to resist water penetration and chemical degradation, which is crucial in a flood-prone area.

Innovative design and execution
Designing a home on columns involves some complex architectural and engineering feats. We employ cutting-edge 3D modelling and simulation tools to visualize and tweak the structure before the actual construction begins. Moreover, our construction process incorporates modular techniques where possible. Components of the home are prefabricated in a controlled factory setting, reducing construction time, and minimizing environmental impact on the sensitive floodplain area. This method also allows for tighter quality control and better waste management.

Considering environmental aspects and sustainability
Building next to a river necessitates a respectful approach to environmental impact. Our projects comply with stringent environmental regulations and aim to enhance the local ecosystem. The column design minimizes soil disturbance and preserves natural water flow, which is vital for maintaining the health of the floodplain and its diverse habitats.

We are dedicated to pioneering new methods in luxury home construction, particularly in challenging environments. This beautiful riverside project is a testament to our innovative approach and commitment to excellence. By integrating advanced construction technologies with a deep respect for nature, we create homes that are not only luxurious and beautiful but also resilient and sustainable.

FAQs

What are the primary benefits of building a home on concrete columns?

Building a home on concrete columns offers significant advantages, especially in flood-prone areas. The primary benefit is flood mitigation, as the elevation prevents water from entering the home during floods. Additionally, columns can reduce the impact on the local ecosystem, preserve natural landscapes, and offer stunning, unobstructed views of the surrounding area.

How do you ensure the stability of a structure built on columns in a floodplain?

Stability is ensured through rigorous geotechnical assessments that analyse soil composition and stability. Based on these findings, we design the columns and foundation to withstand both the load of the structure and any lateral forces from floodwaters. We use high-performance concrete that resists erosion and water damage, ensuring long-term stability.

What modern construction techniques are used in this type of project?

We employ several modern construction techniques, including the use of high-performance concrete, modular construction, and advanced 3D modelling and simulation tools. Modular construction allows for parts of the home to be prefabricated in a controlled environment, which enhances quality control, reduces on-site construction time, and minimizes environmental impact.

How long does it take to complete a luxury home on columns?

The timeline can vary based on the complexity and scale of the project, but typically, a home of this nature takes about 12-18 months from design to completion. The use of modular construction techniques can significantly reduce on-site building time, making it faster than traditional construction methods.

Are there any special maintenance considerations for homes built on columns?

Yes, homes built on columns do require some special maintenance to ensure their longevity and structural integrity. Regular inspections are necessary to check for any signs of concrete degradation or water damage, particularly after significant weather events. Additionally, preventative treatments for moisture and pest resistance are recommended to protect the columns and the overall structure.

Lofthouse win the development of a contemporary luxury 7,000 sq ft riverside residence in Buckinghamshire

We are starting work on an astonishing contemporary luxury riverside residence in a highly desirable village in Buckinghamshire within the Chilterns Area of Outstanding Beauty (AONB).

We are starting work on an astonishing contemporary luxury riverside residence in a highly desirable village in Buckinghamshire within the Chilterns Area of Outstanding Beauty (AONB).

Designed by the esteemed architectural practice, Ascot Design, this 3-storey, 7,000 sq ft residence will appear to gracefully “float" above the undulating landscape, protecting it from any potential river incursions while providing extraordinary views over an acre of riverside gardens.

The contemporary house concept was inspired by its riverside location and Frank Lloyd Wright's "organic architecture", exemplified by the philosophy of the arts & crafts movement, which at its core promoted the construction of buildings that exuded harmony with their respective environments and enhanced their surroundings.

The visual interest is derived from its simplicity, an elegant palette of glass and white render, dark grey window frames complimenting the ever-changing shadows from the overhang, steps in the facade, glass corners and clean lines. The large, glazed panels reflect the magnificent trees surrounding the dwelling, while the understated design allows it to merge seamlessly with the landscape.

The intelligent, sustainable design includes using air source heat pumps, solar panels, underfloor heating, and air cooling in concert with modern energy and water-efficient systems. Our site waste management plan, active during all stages of construction, outlines where possible using locally sourced and environmentally friendly materials,  with careful consideration for waste separation and responsible recycling.

We look forward to seeing how this elegantly designed modern residence will emerge from and enhance the breathtaking landscape in the coming months.

Valuing the Workforce:

The CCS places great emphasis on valuing the workforce involved in construction projects. We understand that a motivated and well-cared-for workforce is crucial for achieving high standards and project success. By creating a supportive and inclusive work environment, we ensure the well-being, health, and safety of our workers. Through our commitment to fair employment practices, training, and professional development opportunities, we strive to enhance the skills and knowledge of our workforce. “I see a lot of similarities between Lofthouse today and the early days of Millgate,” says Paul Beaney. “David Lofthouse has put together a high-performing team, with a strong quality and sustainability focus, coupled with considerable ambitions for growth in the luxury sector. I’m genuinely excited at being back where I’m most comfortable – hands-on in individual projects, where I feel sure I can add value. I hope that I can support David and his team in helping make Lofthouse Residences a formidable construction company.”

David Lofthouse, commenting on the appointment, said: “Quite apart from the encyclopaedic knowledge he has about building the finest homes, Paul brings considerable kudos and sector respectability to the company. The entire team is excited about having Paul on the leadership team at Lofthouse Residences.”
